Preparation Checklist
Rentals
For vacant rental homes, apartments, short-term rentals, and managed units between occupants.
1. Confirm the Property Is Fully Vacant
- All occupants, tenants, guests, workers, contractors, agents, visitors, animals, and plants have left the Treatment Area.
- No person or animal will enter during treatment, odor removal, ventilation, or clearance.
- Everyone with keys, lockbox codes, garage access, or other entry rights has been informed that entry is prohibited.
Do not re-enter until WTFunk has inspected and officially released the property.
2. Empty the Property and Remove Remaining Contents
- Furniture, tenant or owner belongings, food, beverages, medications, tobacco, pet items, linens, and other movable contents have been removed unless WTFunk approved otherwise.
- Valuables, documents, medical equipment, portable electronics, staging materials, and all other sensitive or personal-use items have been removed or disclosed to WTFunk.
3. Remove or Disclose Sensitive Property
Certain sensitive or aged materials may be affected by ozone exposure. Remove detachable sensitive items and tell WTFunk about anything delicate, valuable, vintage, or unfamiliar so it can be evaluated before treatment.
- Disclose non-removable or potentially ozone-sensitive materials, including leather, rubber, latex, elastic, foam, flooring, wall coverings, adhesives, sealants, weatherstripping, appliances, electronics, alarm components, exposed wiring, and built-in or unknown materials.
Tell WTFunk about anything you are unsure of. Do not assume an item is safe to leave untreated.
4. Clean and Prepare the Vacant Property
- Identify and disclose the odor source and all known problem areas.
- Remove trash, spoiled food, animal waste, ash, sewage residue, standing water, and other removable odor sources; clean the property unless WTFunk agreed otherwise.
- Make all rooms, closets, cabinets, drawers, appliances, vents, crawlspaces, basements, attics, and odor-affected surfaces accessible and prepare them as instructed.
- Disclose recent cleaners or fogging products and any mold, water intrusion, sewage, gas or fuel leak, chemical spill, hazardous material, or electrical problem.
5. Provide Safe Access and Disclose Connected Areas
- Provide safe access and working electrical service; disclose keys, lockbox instructions, alarms, security systems, and utility or HVAC controls.
- Disclose and coordinate shared HVAC, return air, common walls, adjoining units, occupied areas, property-management access, scheduled workers or showings, and anyone who could enter.
Customer ConfirmationBefore treatment begins, confirm that you are authorized to approve treatment, the Treatment Area is fully vacant, and this checklist is complete or anything incomplete has been disclosed. Undisclosed conditions may affect safety, results, scheduling, or material-damage risk.
